How do we check if our dates are available?
Use our Reservations page to submit your enquiry. This will allow us to check our calendar to see if your preferred dates are available. If they are, our reply will also include pricing for your group, based on the information you provided to us. If the dates are not available, we'll inform you of the closest alternative dates. Please note that Live Chat is not the place to check availability.
Can we bring more than 12 people in our group?
Our villa is configured to accommodate upto 12 guests across 6 bedrooms very comfortably. We've set the maximum guest capacity to 14, including any infants, as both our villa and our staff have their limits. If your group consists of all adults, with no children or infants, then 12 is the maximum guest capacity. That being said, we try to be as flexible as possible. Use our Reservations page to check if your group would be accepted.
How much does it cost for extra guests?
Please have a look at our Rates page to check the costs for additional/extra guests. Extra guests are charged per night, per guest. Please note that we have a spare bedroom (#7) and a limited amount of spare bedding available for extra guests. If you have any questions about this, please ask us during your Reservations enquiry.
How do we get to the villa?
Airport Transfer / Pickup: We can transfer you from Chiang Mai International Airport, or any hotel in Chiang Mai, by minivan. Pickups are not included in the rental fee. If your group is over 12 guests, you are likely to need more than 1 minibus (ie. secondary vehicle), especially if you've got lots of luggage. A minibus can usually seat upto 12 guests, but the luggage has to fit somewhere too. Daily rental is often recommended when your group has split arrival times due to arriving on different flights. What time can we arrive/check-in at the villa?
You're welcome to arrive any time after 3.00pm. If you need to arrive earlier than 3.00pm, it might be possible, but only if you give us enough notice, and if your arrival doesn't conflict with any departing group. The earliest possible arrival time that we can offer, without you incurring another days rental fee, is 12.00pm.
What time do we have to depart/check-out by?
You should depart no later than 11.00am. If you need to stay later than 11.00am, it might be possible, but only if you give us enough notice, and if your departure doesn't conflict with any other arriving group. The latest possible departure time that we can offer, without you incurring another part or full days rental fee, is 3.00pm.
Can we arrive early and depart late?
Sorry, no. We will only offer/allow an early arrival or a late departure, not both, and must be organised before your arrival at the villa. Unplanned or extended late departures are solely at the discretion of our villa manager.
Can some of our group check in before others?
Yes they can, so long as they're not arriving before the agreed arrival time.
How do we arrange our arrival day with you?
We try to make your arrival day go as smoothly as possible. At about 1-month before arrival, our Reservations team will email to collect your flight details and confirm your group size. Once that's done, we introduce you to our Villa Manager who will then discuss your arrival needs and confirm any pre-arrival requests are ready for your arrival day and for any special requirements during your stay.
Can you store/hold our luggage for a few hours?
Yes. Our villa manager can store your luggage whilst you spend time locally, but, please note that you don't have access to the villa before you are checked-in or after you have checked-out.
Do you have any spare bedding or spare bedrooms available for extra guests?
Yes, we have a few sets and the costs for extra bedding / extra guests are shown on our Rates page. Spare bedding is made up for additional guests comprising of mattress, sheets and pillows. The spare bedding must join into one or more of the bedrooms and cannot be used in the lounge or other general rooms without prior consent from our villa manager.<br/>We also have a spare bedroom for up to 2 more guests. The room is air-conditioned, en-suite with toilet, wash basin and shower (no bath tub) and has 1 x double bed. Details and photos are presented on the Spare Bedroom page. Do you have any baby cots for infant to use?
We do. There are usually 3 baby cots available in the villa. They are basic, and easy to move from room to room.
Do you have any baby sitting service at the villa?
Whilst it's not our staff's role to look after your children, all of the staff love taking care and enjoy being around children in general. Ask our villa manager to see if any of the staff are available to look after your children whilst you go on a day or evening out and reward them directly for their extra service. If the staff are not available, our villa manager can try to help find a local babysitter or nanny for your children. This is not a service that we can guarantee, but we will do our best to help you find someone suitable.
Does the transport have baby seats?
Sorry, no. The minivan transport does not usually provide baby seats like those you can typically find in family vehicles. If you have your own baby seats and want to bring them with you, they can usually be fitted to the minivan seating quite easily.
Can you cater for Special Dietary Restrictions, such as Vegan, Vegetarians, Halal and others?

Do you include breakfasts in the rental fee?
No. But we do have a breakfast chef to cook your morning meals. The breakfast chef is included in the rental fee. There are fixed/set breakfasts as organised with our villa manager. Any special requests are paid for separately at the end of your stay. See here for details : Food Page
What about lunch and evening dinner?
If you need lunches or dinners preparing, please speak to our villa manager (at the villa during your stay) to see if it can be possible, though please be aware that due to the effort and time involved, it might not be possible every occasion.. See here for details : Food Page.
Who collects the groceries for our meals?
Our chefs and/or our villa manager collect and purchases everything you need or request during your stay, from groceries, snacks and soft drinks, through beers, wines and spirits. Just let our staff know what you need, and the items will be picked up on the next trip to the shops or market.
Do you have a Wine List?
We don't have a wine list on our website, but we do sometimes have a wine list available from our local suppliers. Please ask our villa manager for a copy of the wine list when you arrive at the villa. If one is not available, our villa manager can help you select wines from the local shops and supermarkets. Chiang Mai is not short on wine shops and supermarkets, so you'll have plenty of choice. If you have a specific wine in mind, please let our villa manager know and they will try to source it for you.
How much should we budget for groceries?
Every group has a different set of food preferences. In general, we recommend considering a budget of 750THB to 1,250THB per/person per/day, based on a 3-meal day. Of course, you'll want to eat out too, but the food served in the villa is of a very high standard. Please see our food page so that you can calculate some examples : Food Page
Can your chefs cater for people with food allergies?
Yes. During the pre-arrival conversations, please tell us what items you're allergic to, and how and if your meals should be cooked differently to others. We will then inform our chefs.
Is the villa suitable for the elderly and wheelchairs?
Yes, but the villa does have some places where it's not easy to push a wheelchair, such as over a doorway step. Once inside the villa, or on the poolside area, they will be fine. We have a downstairs bedroom in the main house, and that should help. Note, if someone is completely wheelchair-bound, there are likely to be difficulties.
Can you organise trips and excursions for us?
Absolutely. Our villa manager has many local and distant attractions that you might be interested in. Usually we have some discounts opportunities for them too! These can be discussed in-villa, but not available here on our website. You can also discuss these when we connect you with our Villa Manager, but they're not something that our Reservations staff can assist you with.
Can we have massages at the villa?
Yes. Our villa manager will call to find available massage staff and have them scheduled to arrive at the villa in time for your massage. Costs vary and our villa manager has them listed for you at the villa.
Do you have any childrens toys or inflatables at the pool?
Some. Previous guests often buy them, then leave them behind. Items left behind in good condition are kept in a storage unit. There are plenty of local shops selling all kinds of active inflatables for fun in the pool. If you need something new or specific, ask our villa manager to take you to find something suitable.
Does the villa have WiFi?
Yes, we've got a decent internet connection. WiFi is accessible in the lounge (for best connection), and usually accessible around the swimming pool and the outside dining area too. WiFi is also accessible in the bedrooms, due to the additional wireless networking in place.
Does the villa have a landline telephone?
Sorry, no we don't have a landline telephone any more. We have Fibre Internet, which removed our need for the old landline technology.
Do the bedrooms have aircon?
Yes, all bedrooms are air-conditioned.
Do the bedrooms have room safes / safe boxes?
Yes, all bedrooms have a coded room safe in the bedroom.
Do we need to learn any Thai language?
Our villa manager speaks English very well and is the person you interact with the most. So, no, you don't need to use any Thai language in our villa, but it's always good to know how to say 'hello' and 'thank you' in a local language.
Do you have any House Rules that we should be aware of?
Our villa manager will inform you of any specific House Rules on arrival, and/or will post House Rules in places such as your bedrooms. Common sense should always prevail, such as consideration for our staff, and for neighbours who live near our villa! Some before-arrival must-knows could be started off with :-
  • NO loud music after 11.00pm
  • NO outside (non-resident) guests are allowed in the villa without PRIOR consent from our Villa Manager
  • Non-resident guests who are permitted to stay in/at the villa, will incur charges.
  • Non-resident guests are guests-of-our-guests and are not to demand services from our staff.
  • Non-resident guests will be required to provide proof of identity, such as Passport and/or Thai ID Card.
We're flexible, as always, but where you need reminding, our Villa Manager will talk to you about what's acceptable and what's not. Our Villa Manager will always have the final say!
What's your address, how can we find you?

Can we have your phone number?
Guests are provided with our villa manager's phone number about 2-weeks before arrival. We don't provide our phone number to guests or agents for reservation/booking enquiries. All reservations/booking enquiries are actioned through email once a reservation/booking enquiry form has been submitted through our website.
What methods of payment do you accept?
Our primary and preferred method of payment is direct bank transfer to our owner's bank account.
How do we confirm our booking?
Our reservations staff will discuss your booking and provide you with final costs for your group. A non-refundable deposit is required to confirm your stay. The final amount will be reminded to you around 2-months before arrival, so that it can be settled no later than 1-month before arrival. Any booking confirmed within 3 months of arrival, or is less than a 3-night stay, requires full immediate payment (not a deposit and final payment).
Can we get a discount?
Our rates have been split into 4-Bed and 6-Bed options so that you get a better rental rate when you're using less of the villa's resources. Discounts, offers and deals are sometimes available. Submit your enquiry, and we can discuss.
Do you have any last-minute deals, promotions or offers?

Do you have a cancellation policy?
Yes we do. It's shown at the bottom of our Rates page.
Do you request a security deposit from us upon arrival?
Under normal circumstances, no we don't. We reserve the right to request a security deposit from you upon arrival, if we feel that your group is likely to cause damage to the villa or its contents. If we do request a security deposit, it will be returned to you in full at the end of your stay, provided there is no damage or loss of any kind.
Do you have any Yoga classes at the villa?
Yes, our villa manager has Yoga Instructors available that come to the villa. Classes need to be booked at least 24hrs in advance, and can only be booked after arriving at the villa (as our villa manager deals with your requests). There's usually a couple of Yoga mats (exercise mats) at the villa, but we don't keep a stock of them. They're available for you to purchase at many of the minimarts (ie. Tesco Express, Big C, Decathlon, etc) for around 300-400 THB each, or we can buy them for you upon request.
Can you arrange transport, like minivan+drivers, to move us around?
We have a list of professional minivan/minibus drivers who are available for daily hire. Best suited for upto 12 guests per minivan. These drivers are great for having transport to take you where ever you want. Usually available for 8-10hrs a day (check when booking) and over-time is always available at an agreed rate, or bigger tip! See the Transport page for details.
Arrivals: When can we speak to the villa manager directly?
Our villa manager will be made available to you at somewhere between 2-weeks and 4-weeks before arrival, depending on how busy they are. You will be able to contact our villa manager by the following methods only : WhatsApp (chat app), WeChat (chat app) and Mobile Phone Call. Our villa manager is not available by email. We recommend contact via the online chat apps because a phone call might not be convenient to be answered if busy with current guests, driving or other related duties.
Day Trips, Tours, Excursions, etc
Our villa manager can organise all the day trips, excursions and activities for you from the list available at the villa, but only when you're here at the villa. We can not process daytrip / excursion bookings if you haven't arrived at the villa yet. Please don't ask our Reservations staff for information on day trips/excursions as that will be handled by our Villa Manager at the villa.
Rules About Outside Guests, Non-Resident Visitors, Friends, Joiners
The rental you pay is for the stated number of guests agreed with us before your arrival. If you intend/expect to have outside guests visiting the villa, you MUST inform us PRIOR to your arrival, for approval. If you don't have that approval, you should NOT expect visitors to be granted access to the villa. In the event that you find out at last-minute that you are expecting visitors, you MUST seek approval from our Villa Manager BEFORE your visitors arrive or are granted access to the villa. External visitors (non-residents) are at our discretion, not yours, and we reserve the right to refuse entry, and to request visitors to leave if not approved. In any case, our Villa Manager has final say on who can access and/or visit the villa. Our villa manager may also request legal identification of any visitor, such as a Passport, Thai ID or Driver's License. Where visitors (non-resident guests) are allowed into the villa, they are YOUR guests, YOU are responsible for their actions and they should not impose additional workloads to our staff. If any non-resident guest/visitors stays the night, additional costs may be incurred and will be collected from you by our villa manager.
